10 questions to ask a concrete contractor

All of these basic points need to be set out in your quotation, this is for you to see exactly what your quotation represents and allow you to make an informed decision on what contractor you want to complete your project. Not having these written out in your quotation makes it hard for you to make an informed decision and compare each quotation properly. Remember many don&#;t outline the list above in their quotations. This results in their pricing which comes across on paper to be a lot cheaper. But be warned... Remember the &#;DEVIL IS IN THE DETAIL.&#; and &#;you will get what you paid for and it may not be what you were hoping for&#;. 

Here is a list of 10 things to ask a concrete contractor you&#;re considering for a job or project.  

  1. What type of concrete mixture is being used?

20/20mpa is normally the standard mixture. To explain in simple terms what these numbers mean, the first number is the strength of the cement mixture and the second number is the size of the aggregate being mixed in with the cement.

For example, if you have a mixture of 25/20mpa the cement will be stronger than the 20/20mpa. This is important to know because the stronger the cement the more expensive the price per cubic metre for the contractor to purchase.

2. How thick is the concrete being used?

This makes a huge difference in the pricing with any quotation.

3.   What is the size of the reinforcement mesh?

Another critical area is the size of the reinforcement mesh being allowed for. For example, in a driveway the norm would be to use 62-gauge mesh as a minimum, however, the 72-gauge mesh would be better but a little dearer.

4. Who will remove the debris from the site?

Many people have been caught out by a contractor who leaves it in a large pile on the site for the owner to get rid of. When you&#;re talking to contractors, find out if their quote includes removal so you don&#;t have to do the heavy &#; and messy &#; work yourself.

Ensure the quotation is clear as to whether the contractor is supplying this within the quotation or is it a variation for the owner to supply above what&#;s been quoted? A lot of contractors leave this as a variation to ensure they don&#;t underestimate the quantity needed and be out of pocket.

6.     What type of expansion joints are being used?

Ensure you find out if they are dummy joints, control joints, saw cuts or conform expansion joints.

7.     Will you seat the mesh from sitting on the ground?

You need to also ensure they are going to seat the mesh from sitting on the ground before the pour. Many leave the mesh on the ground so they can drive a concrete truck in and pour the concrete. As the truck moves forward the contractor will physically lift the reinforcement off the ground to ensure some concrete is going around the reo, however, this is not good practice.

You have just had a 20-tonne truck driving over the mesh, and it will have bent bars in it, so the reinforcement is not going to be at a consistent level throughout the slab. This is why plastic concrete chairs are designed to hold the reinforcement in place at a consistent level. This sort of practice saves the contractor further expenses by not having to supply the chairs and more than likely save on providing a concrete pump to pump the concrete into the job, which is quite expensive. 

8. Will plastic membrane be used?

Plastic membrane is used to help control dampness coming through your concrete slab.

9. What finish options are available?

What type of finish is going to be placed on the surface of the project. For example, a covering finish will take longer to do than a broom finish, so less time for the contractor to be on site. Also, if they are highlighting the edges or are wiping the highlight off?

10. How is the colour being placed?

Colour in concrete is quite popular these days. Are they placing the colour just on top or thru the mix? If you are going to have a colour placed in your concrete, are they going to tint it with a clear tint or are they going to place a colour tint in the tinting mixture so it highlights further your finished project?
